Before Tidemark, founder Nicholas spent years in building supply across Greater Saint John: flooring, roofing, windows, structural material. That means he knows what repairs actually cost, which trades actually show up, and what these buildings actually need. Today, Nicholas and his network of licensed trades cover everything from a dripping valve to a full unit turnover, and nobody gets a padded invoice past him, because he's priced the job before the quote arrives.
Tidemark is owner‑operated by design: the portfolio stays small enough that the person accountable for your building is the person who answers the phone, backed by a vetted network of licensed trades for everything else. What does management cost?
A flat monthly percentage of collected rent, quoted per property. The rate depends on the building, unit count, and condition, and you'll have the exact number in writing before anything is signed. No setup fees, no markups on repairs, no charges you didn't see coming.
What happens when a tenant doesn't pay?
We follow New Brunswick's Residential Tenancies process from day one: documented notices, proper timelines, and Tribunal filings if it gets that far, keeping you informed at each step. Acting fast and by the book protects your revenue and your legal position.
I'm with another management company. How hard is it to switch?
Easier than living with the one that doesn't answer. Check your current agreement's notice period, give that notice, and we handle the rest: tenant introductions, key and document transfer, lease reviews. Your tenants experience one polite letter and a better phone number.
How do repairs get approved and billed?
You set a spending limit. Anything under it gets fixed without bothering you, anything over it gets your sign-off first. Every invoice comes from the trade at the trade's price, passed straight through to your statement. We don't add a percentage to repairs, ever.
I live out of province. How does this actually work?
You'll likely never need to set foot in Saint John. Statements, reports, and approvals all happen by email and phone; rent lands in your account; and when something breaks at 2 a.m., it's our phone that rings. Several of the region's best landlords have never met their buildings.
How many properties do you manage?
Deliberately few. The portfolio is capped so the owner personally knows every building, every owner, and every tenant. When we're at capacity, we say so and keep a waitlist. We'd rather turn down a door than manage one badly.
